Moving in for the first time

(1) Receiving a key
After signing a contract, you will be given a key for your apartment. Make sure not to lose it as you need to return it when moving out. In case you lose it, you must promptly notify the the real-estate company. Sometimes you may be asked to pay for replacing the key. Such measures are essential for preventing crimes.

(2) Applying for electricity, gas, water
A. Applying for Water
When you move into an apartment and begin to use the water, you have to notify the Kitakyushu City Water Department.
They will require the following information from you:
* Your name
* Your current address
* Official date to start the water service.
Frees are usually deducted by transferring money from your bank account. If you prefer, your can also pay the water bill at any 24 hours convenience stores. When moving out do not forget to call Kitakyushu City Water Department to have the water service turned off.
B. Applying for Electricity
When you move into an apartment and begin to use the water, you have to notify the Kyushu Electric of Kitakyushu city.
They will require the following information from you:
* Your name
* Your current address
* Official date to start the water service.

C. Applying for Gas

In Japan, two different type of gas are available: City gas and Propane gas. Please check with the real estate company, to determine what type of gas is being used for your apartment. When you move into an apartment and begin to use the gas, you have to notify the gas company specific to your apartment. The real estate management company will instruct you of the number to call. If you are not comfortable with Japanese, the management company should be more than happy to help you.
They will require the following information from you:
* Your name
* Your current address
* Official date to start the water service.
Payment methods varies from gas company. Frees are usually deducted by transferring money from your bank account. Depending on the gas company, some offer can collect the gas fee on-site. Currently, there is no services to pay through the convenience stores. When moving out do not forget to call the gas company to have the gas turned off.

(3) How to dispose of garbage
Once you have move-in, you are obligated to notify to the Ward office of your new address, so it can be reflected on your Alien Registration card. From the Ward office do remember to request for a free guide book regarding garbage disposal. The guide book comes in English, Chinese, Korean and Malaya, along with different sample designated garbage bags to be used when disposing different kings of garbage.
Different kinds of garbage are set to be collected on different days and times. Some of the bulk garbage and certain kinds of garbage that cannot be easily disposed of require fees to be collected. It is advisable to confirm the matter with the real-estate agent.

(4) How to use the kitchen
Do not dispose of solid garbage and oil down the drainage system. Solid garbage clogs the drain; oil can easily clog up the drainage system especially during Winter season. In addition, it also contaminates rivers and ocean. When disposing oil, please use newspapers to absorb the oil, which can then be disposed of as combustibles.

(5) Notes on noise created by everyday living
Noise from everyday living can cause trouble with the neighbors. Make sure to keep the noise down from night to early morning. Also, it is advisable to refrain from making a lot of noise on a daily basis. Sound from television sets, CD players, instruments, vacuum cleaners, laundry machines, showers and drains can sometimes be taken as “noise,” as well as loud conversation and opening and closing of doors. So be careful with the noise from everyday living.

(6) How to use bathrooms/toilets
The bathroom is designed to be water proof but not clog proof. When the drain clogs while using toilet or bathroom, water overflows which causes a great mess. If the water is spilled downstairs, you may sometimes have to pay for repair. Make sure you keep hair out of the drain. Please be caution as not to leave any running water unattended. When using the toilet, do not dispose of anything other than toilet paper (tissue paper and sanitary napkins must go into a garbage bin since they can clog the drain).

(7) Notes on ventilation and mold
In Japan, the months of June and July are rainy seasons followed by hot and humid summer. Thus providing a very good environment for mold to grow. Exposure to mold is unhealthy. Therefore it is important to open your windows to provide good ventilation or use moisture removal goods to prevent the growth of mould. Always ventilate the bathroom by turning on the ventilating fan during and leave it on for 20 minutes after shower.

(8) How to use balconies
If the balcony is used for an emergency escape route, be careful not to block the exit with boxes and other items. Also, keep items off the walls or partitions separating the adjacent balconies.
When hanging beddings and clothes outside to dry or growing potted plants, make sure they are not likely to fall off the balcony.

(9) How to use common area
In condominium buildings, halls, corridors and staircases outside your room are considered common spaces to be used by everyone. They will also serve as an emergency escape route in case of earthquake and fire, so do not leave your personal belongings there.

Inform the Management Immediately

(1) Cancellation of Contract
To terminate rental contract, resident have to inform Honjo Real Estate company 1 month prior to the expected date of moving out.

(2) Change of Name
If there is a change of resident's name different from the name in the contract, please contract the Honjo Real Estate company immediately.

(4) Additional Resident
Please notify Honjo Real Estate company if there is or will be an additional resident other than the person on the contract. Depending on the nature of the contract and the residence status, adding residence to the contract after it is signed may not be possible.

(5) Incident Report
If you encounter problems such as noisy neighbor, water leakage, electrical, heating system problem, contact Honjo Real Estate company immediately. Do not attempt to confront noisy neighbor or attempt any form of repair yourself.

(6) Others
